Turkish Residence Permit with Rental Agreement is No Longer Available
Until now, foreigners could obtain a residence permit in Turkey with a rental agreement. However, a new regulation was implemented with the decision of the
Ministry of Internal Affairs, Directorate of Migration Management (Ministry of the Interior, Directorate of Migration Management). With the rental agreement,
a residence permit will no longer be obtained.

Turkey for more than 90 days. But now foreigners need to buy a property in order to apply for a residence permit in Turkey.
On the other hand, as of April 27, a new lower limit was determined for real estate investment and residence permits. According to the circular, both the appraisal
report and the real estate sales price (deed price) must be minimum. It is 75,000 USD in metropolitan cities and at least 50,000 USD in other regions.
For this reason, in big cities such as Antalya, Istanbul and Ankara, where foreign investors show great interest, the appraisal report value and the real estate sales price (deed price) should be at least 75,000 USD.
If the value in the appraisal report is over 75,000 USD, but the title deed value is below this amount, a residence permit is not granted. In this case, a tourist residence permit may be issued instead.
Note: Those who received their title deeds before April 27, 2022 will be exempted from this new regulation.
